  2. I live in the 509 East 73rd Street and have had problems with them. Mostly they are just rude and awful people and it takes or sometime months to get anything fixed. There are better living conditions in 3rd world countries, and a lot cheaper. I'm moving out as soon as my lease is up. Good to know the list of buildings. I never want to deal with them again!

  6. Hey Everyone,

    I live in their property at 159 Christopher, and have had a loud banging coming from a radiator pipe. This is not the normal banging that comes from NYC apt with radiators. This is a loud intolerable noise that keeps me from sleeping in my apt. I have called them several times about it and they are totally unresponsive. I even called the NYC/HPD and the city issued them a violation for the banging because it is that bad. The violation said they had till Jan 2nd to fix the problem. The problem is still not resolved and it looks like I will have to go to housing court to get this fixed.
    I also came home yesterday to find that their is water leaking through my bathroom wall and ceiling. I am sure that this will be a huge hassle to fix as well. Vanderleigh is a slum management company. Any advise on how you get them to be responsive would be greatly appreciated.

  7. This has been a long standing problem at 509 E 73 St for years. Loud banging pipes causing the ceiling to shimmy and crumble. This all came to a head this past weekend when the boiler exploded and started a fire in 507 & 509 E 73 St.

    The only way to get them to respond is to take them to housing court.

  8. hi everyone,

    I'm at 139 e 13th street and we have been having problems with the heat all winter. Today, on one of the coldest days so far, there is NO HEAT, yet again! I've been paying my rent in full throughout, but it's seeming more and more unfair. I have to keep an electric heater on all day just to make the apartment bearable. What are our rights? Can we pro-rate our rent, refuse to pay it altogether, charge them for our electric bill, report them? If anyone has any insight or ideas, please let me know.

  9. Has anyone contacted a housing lawyer with regards to these multiple issues?

    I also live in one of their properties and experience loud, banging pipes that cause the entire apartment to shake.

    I'd like to get out of this lease, but have no idea what the laws are or whether or not they are applicable.

    My boyfriend and I are scouring the rental market for a new apartment after having a semi-rough year dealing with a somewhat incompetent management company, we are finally done with our lease and hopefully moving on to bigger and better things. The first two apartments we looked at were in buildings listed on this site, 511 E. 73rd and 509 E. 73rd street. We sort of fell in love with the one bedroom we looked at in 509 E. 73rd street and were very ready to drop a $500 deposit on it first thing tomorrow morning. Before we were going to do this, of course, we wanted to do some research on the management company, having had trouble with ours this past year. I stumbled upon this blog and boy am I happy I did. If not for your time and effort warning the rest of us of your troubles, we might be stuck for the next year in an apartment fearing if and when our radiator was going to explode out of the floor. We are forever grateful to you for the information, we will be looking into a more reputable management company.

    They have scammed me! They used Charie Properties to represent them, collect rent for them, make payment arrangements on their behalf with tenants and later claim not to have received payments. Is there anyone else out there going to court to sue Frak Realty AKA Vanderleigh Properties, or Charie Properties, like me? if so let me know your issue? Beware also of Charie Properties, they will lie to you, they are just as crooked!

I used to live in 159 Christopher St and took them to small claims court (in Tuckahoe, since they are based out of the city which means you have to sue them in Westchester)after they refused to return any of our security deposit. Though the judge awarded in my favor (they didn't show up), it has been more than 8 months and they still have not paid (why am I not surprised?). I have since filed the judgement with the Westchester County Clerk and now have to file with the Sheriff for them to collect payment (in theory), however they want to know what bank Henry Moses uses. Does anyone know? It seems like all these name changes are ways for them to get around any accountability. They are so slimey and I hope they have to pay at some point, but it seems like they've plotted it all out to make sure they always have the upper hand and can scam their tennants of money with out any repurcussions.

  14. As someone who has taken Vanderleigh to small claims court for a partial unreturned deposit & actually collected from them, take this advice:

    1. The address you need to fill out for the defendants address is "509 E 73 St, Apt 5," this while being the supers address is also the address for the managing office. Every landlord in NYC has to have a local address for the borough they lease in.
    2. Be prepared that they won't show up at least once if not twice.
    3. If they don't show up, they will send their lawyers which happened to me.
    4. Be prepared to negotiate with the lawyers, they won't move up more from where they are, maybe a hundred or so from their offer.
    5. Their lawyer will talk, use big words, some sound scary; don't let them intimidate you. If you have proof on paper and photos, you are in the right.
    6. If you take their offer or negotiate a little higher, you will receive in a matter of weeks.
    7. If you want to see a judge, their lawyer will adjourn the case until he can get away with it and you won't see anything.


    We all want what we deserved yet we also have to learn when to cut ties and have these terrible people out of our lives. I hope this helps anyone in the same problem I did. Good luck!

  15. My daughter lives at 433 E.80th st and was just robbed several weeks ago (much $$ lost), along with 1 other apt. These 2 apts were the only ones without deadbolts, and their front door also had a hole stuffed with paper near the original lock. Plus, the door to the roof was never secured, and the police said they probably came from the roof right through the front door. I wrote to the owner about some rent credit, but it sounds like I'm pretty much out of luck, given the description of these people. any suggestions are much appreciated.

  17. I wish I had read this earlier. I'm a tenant at 222 Thompson and have lived there since January 2011. I can certainly tell you a lease renewal will not be happening. From January-April we didn't have a stove (our super Angel admitted to my face that he was "avoiding us because he was afriad what how we would act when he still didn't get us our stove"- very professional). Even with our new stove we are unable to open the oven because the molding around the window prevents it from opening. In March we were able to write down that we had mice in the apartment in order for the super to do something about it- a week later nothing had happened and the sheet conveniately disappeared- we still have mice. My window in my bedroom (the only window that leads out to the fire escape) has been broken for four weeks and the super told us he will no longer help us (I'm sorry, when did you ever help us?). We called the management company numerous times and they claimed to have put in a work order for it- yet, I still can't open my window and I'm fairly certain that's against fire code. My roommate doesn't have a door for her bedroom which was supposed to be installed before we even moved in.

    This past week my neighbor jumped off our roof (RIP) and I don't know the reason but the management company didn't do anything in regards to that nor did the super. I don't feel like that's the correct thing to have happened.Any suggestions on how to take care of these things! This is so ridiculous! Our apartment wasn't even clean when we moved in and I have been scrubbing the floors ever since when I have the chance. When I read about the security deposit not being returned I couldn't believe it and they will be hearing from me if that happens.

  19. I used to live on 338 65th str, had major issues with the apartment and ended up having to move out because they have never been fixed. The worse management company ever, when I told them I was going to take them to court they bragged and told me that they were "used to it". The worse management company I ever had to deal with in my entire life.

  21. Has anyone tried to get out of a lease early with them? Obviously, everyone knows they are terrible landlords, but I was hoping someone could advise on breaking the lease early without penalty.
