This is a tenant forum and a public record for 114 East 1st Street in New York City. The building is now managed by Robert Spitalnick, Birchwood Properties LLC, 98 CUTTERMILL RD # 263S, Great Neck, NY 11021, who took over in 2011 from Vanderleigh Properties. At least one other Vanderleigh property has been "transferred" to Birchwood Properties.

Rats rule at 114 East 1st Street
This is the fire egress/trash storage zone tonight:
It is quite appalling the amount of unnecessary strife we've been through and it's only been 10/12 months of our lease. We'll be leaving soon as this is the straw that broke the camel's back as it were.
-Cracked ceilings/walls -Non-operational smoke detectors -No adequate temperature control in shower -Shower/toilet/sink plumbing issues left unchecked for weeks -Kitchen cabinetry left unfinished
These are just among some of the lighter offenses. Our refrigerator was non-functional for a month and it took them that long to both diagnose and replace it.
Birchwood Properties, LLC has been in violation of their own leasing agreements as well as the New York City set 'Warrant of Habitability' both within our leases and as it aligns with general NYC housing statutes.
Rat city, population: more than us. Disgraceful.
